Discounts: Weekly (20%) and Monthly (35%). These discounts are automatically included by the booking site when you submit your booking request.
Up to 2 small dogs or 1 large dog allowed with $150 pet fee. Please tell us about your pet/s when making the reservation. The pet fee does not cover damages by the pet, it does cover cost of deep cleaning and slight extra wear and tear expected. Renter is responsible to pay for any and all damage to the home during your stay. Pets are not allowed on the furniture.
Hot tub: No food, glass, sand, or anything that can cause the tub to need to be drained and refilled is allowed in the hot tub ever. If violated, $500 will be deducted from your deposit to refill the tub. Please rinse off in the shower before entering the hot tub.
Parking: Oceana Marin HOA allows a maximum of 4 cars to be parked in the driveway. No parking is allowed on the street or in other driveways. This is closely monitored by security and violators will be towed at guest's expense.
Grill: Guests are welcome to use the grill, but are responsible for providing propane refills and cleaning the grill after each use.
NO PARTIES OR EVENTS!
Maximum of 12 people can be in the home at a time per Oceana Marin HOA rules. Again, this is closely monitored and if violated, guest will lose their deposit and be asked to vacate immediately.
GUEST ACCESS
There is a spa/hot tub at this property. While we do our best to maintain the spa in operational condition, occasionally it may not be functioning while awaiting a repair or maintenance. As such, we are not able to guarantee the spa will be working during your stay. We are not able to offer any compensation if the spa is not operational during your stay.
* The cleaning fee includes the $100 hot tub fee. The hot tub is over sized, and an absolutely lovely addition, which is very costly to keep up. We are sure you will enjoy!
* Up to 2 small dogs or 1 large dog allowed with $150 pet fee. Please tell us about your pet/s when making the reservation. * Absolutely no more than 4 cars can be parked on the premises. Cars parked on the street, or in other neighbors driveways will be promptly towed.
* Due to strict HOA regulations in this community, no more than 12 people may be at the property at any time, day or night. This includes registered overnight guests plus any local friends who may stop by. The homeowner is at risk of losing the vacation rental permit as a result of violations to the HOA regulations. As such, the following notice is required: "Be advised, Dale Holmes is our authorized agent to inspect and enforce compliance with HOA and house rules at 15 Kameha Dr, Dillon Beach, CA. Mr. Holmes is authorized to enter the home at any time to verify compliance with HOA and/or house rules. Mr. Holmes is authorized to evict guests on the spot if violations are confirmed upon inspection."

AGREEMENT ADDENDUM: The following serves as an addendum to the reservation and rental agreement entered into between the parties via the website of the company used to complete the reservation, as well as its affiliate sites.
HOUSE RULES
* No smoking.
* No parties/events.
* No pets unless explicitly indicated as allowed in the listing.
* Quiet hours are 10pm-8am.
* No using fireplaces in homes, unless explicitly stated as OK in the Renter's Guide.
* No burning anything inside or outside of the home, including candles and incense.
* Do not bring any barbecue equipment to the home.
* Do not move any of the furniture or décor.
* Do not put coffee grounds or large food scraps in the sink.
* Guests are responsible for following garbage protocol outlined in Renter's Guide and for taking out their own trash, as well as rolling bins out to the curb on the home's "trash night" for collection by the city.
* Guests are responsible for maintaining the home during their stay (i.e. spills wiped up, garbage and recycling taken out and put in the proper bins, etc.).
BOOKING POLICIES
* Stays of 3 weeks or more require professional cleanings every 2 weeks. There is an additional charge per cleaning per home/unit, which be collected after the reservation is confirmed as booked.
*Reservation cancellations: As per booking website. We do not offer refunds beyond those outlined in the cancellation policy on the booking website.
*Reservation changes: we take changes only at our discretion, and a $300 change fee applies.
*Reservation may not be resold or sublet. Only the persons/group identified at the time of booking are allowed to stay at the property.
EXTRA CHARGES FOR RULE VIOLATIONS
* Excess mess within the home beyond reasonable use: $75 per extra hour required to return the home to the condition it was in upon your arrival. (The pre-paid cleaning fee covers only 2 hours of our cleaners' time.)
* Garbage: not putting bins out for collection, putting waste in the incorrect bins, or leaving excess garbage in this home: $50 for each violation.
* Unauthorized parties/events: immediate eviction, forfeiture of rent, security deposit, and extra charges for deep cleaning and damages.
* Noise complaints from neighbors: $300 per complaint, eviction after second complaint.
* Smoking: immediate eviction, forfeiture of rent, security deposit, and $250 fee for odor removal.
* Using fireplace or burning candles, incense inside the home: $150, plus any damages caused by doing so.
* Using a barbecue grill at the home (unless explicitly indicated as okay in the guide): $150, plus any damages caused.
* Rearranging furniture: $250 plus any damages.
* Replacement keys: varies dependent upon the cost of replacement. Minimum $100, maximum $250.
